SITUATION AND DESCRIPTION - AUCTION GUIDE £150,000 - £180,000
The approach is over a long attractive private shared tarmac and stone driveway through mainly attractive wooded grounds. Meadow View stands at the head of a picturesque valley, on the edge of a a residential farmstead, and is well positioned to access St Austell, about 3 miles, and also the A30(T) Innis Downs Roundabout about 5 miles to the north.
The seven-bay open fronted Barn with concrete floor is a clear span timber frame construction with timber side cladding and box profile metal roof sheeting. Standing in a south facing position at the head of the enchanting River St Austell valley, the conversion will create a particularly spacious, naturally light, airy and modern living space. An exciting opportunity to create a striking contemporary residence in a tucked away and enviable position. Outside are extensive areas for the landscaping of recreational gardens and grounds - which extend in total to about half an acre.

†Traditional auction
Exchange occurs at the end of the auction. This means that if the reserve is met or exceeded and the auction timer reaches zero, the successful bidder is legally obliged to pay the purchase price and the seller will be legally obliged to sell the property. To ensure that the successful bidder proceeds, the buyer is automatically charged a holding deposit, which is held in a secure client account, pursuant to the terms of a holding deposit agreement.
* Pricing Information
The Guide Price amount specified is an indication of each seller's minimum expectation. It is not necessarily the amount at which the property will sell. Each property will be offered subject to a Reserve (a figure below which the property will not be sold) which we expect will be set no more than 10% above the Guide Price amount.
