SITUATION
The nearby market towns of Launceston and Holsworthy provide a
comprehensive range of shopping facilities, banks, professional services and agricultural suppliers, whilst Holsworthy is also well known for its weekly livestock and pannier markets.
There is convenient access onto the A30 at Stowford/Broadwoodwidger (9 miles) and Launceston (12 miles) which in turn provides dual carriageway access to the cathedral cities of Truro and Exeter.
The land is situated in peaceful and attractive rolling Devon countryside. There is an excellent network of quiet lanes paths and bridleways throughout the area and the Forestry Commission's adjoining Quoditch Plantation, providing excellent walking and riding opportunities.
DESCRIPTION
2 delightful wildflower meadows totalling 8.93 acres, within easy reach of Dartmoor and the A30.
Lot 2 - 5.00 acres - Auction Guide: £20,000-£40,000
Lot 1 - 3.93 acres - Auction Guide: £20,000 - £40,000
The land is bordered by mature and generally stock proof hedges and has been extensively managed, creating wildflower rich grassland
meadows that support a wide range of flowering plants, along with
pollinating bees, butterflies, moths and other invertebrates. It also sees an abundance of regular wildlife visitors, including deer, foxes, rabbits,
badgers and different species of birds, including skylarks, buzzards and
sparrow hawks.
In the northern corner of both lots is a wetter rushy area, perhaps offering pond creation and tree planting potential.
Both lots are likely to appeal to both local and away buyers perhaps
wanting to do "28 Day Camping" particularly those interested in wildlife.
It is equally suitable for horse or livestock grazing.
SERVICES
Mains water is available for the connection in the road (See Drainage
Search in Legal Pack.) An overhead electricity line crosses the land.
Purchasers must satisfy themselves on these matters.
FENCING
A 5m wide, 10m deep access triangle is shown on the plan and this will
be owned by Lot 1 but with access rights for Lot 2. The purchaser of Lot 1 will be responsible for erecting the dividing stock proof fence and
fencing the access triangle with 2 x 12’ gates (one into each lot) within 6 months of Completion.

†Traditional auction
Exchange occurs at the end of the auction. This means that if the reserve is met or exceeded and the auction timer reaches zero, the successful bidder is legally obliged to pay the purchase price and the seller will be legally obliged to sell the property. To ensure that the successful bidder proceeds, the buyer is automatically charged a holding deposit, which is held in a secure client account, pursuant to the terms of a holding deposit agreement.
* Pricing Information
The Guide Price amount specified is an indication of each seller's minimum expectation. It is not necessarily the amount at which the property will sell. Each property will be offered subject to a Reserve (a figure below which the property will not be sold) which we expect will be set no more than 10% above the Guide Price amount.
