SITUATION
The former market town of Launceston lies some 6 miles to the east,
whilst the A30 can be accessed at Kennards House, a little over 3 miles
distant, giving access to the Cathedral Cities of Truro and Exeter. The
land lies close to the northern fringes of Bodmin Moor which provides
some of the finest walking and horse riding in the West Country. The town of Camelford lies approximately 12 miles west of the land, and also within easy reach, along Cornwall's rugged north coast from Pentire Point to Widemouth Bay lie some of the best surfing beaches in Cornwall , as well as numerous coves and miles of coastal paths.
DESCRIPTION - AUCTION GUIDE £25,000 - £45,000
The land at Trewen comprises 2.14 acres in all, offering a mixture of
pasture and woodland. It lies in a private position accessed from a minor country lane and is surrounded by mature hedges that provide good shade and privacy.
The area of broadleaf woodland runs south-west from the north-eastern corner of the land parcel and benefits from a small stream running east-west and west-south.
The land is likely to appeal to a range of purchasers, but mainly to amenity purchasers, perhaps with an interest in watching wildlife, or just wanting to own some attractive countryside within easy reach of the North Cornwall coast whilst having good transport links. The land has potential to be used as a 'rural escape' off the beaten track, for instance taking advantage of 28 day camping Permitted Development Rules.
SERVICES
No services are currently connected, although an overhead electricity
supply crosses the property, which may provide an affordable
opportunity for a mains connection.
WAYLEAVES AND RIGHTS OF WAY
The land is sold subject to and with the benefit of any wayleave
agreements in respect of electricity or telephone equipment and the
property is sold subject to and with the benefit of any public or private
rights of way. There are no public rights of way shown on the Ordnance
Survey Plan. However, the neighbouring land to the NW has an historic
vehicular right of way from the gateway in the southern most corner,
running along the perimeter to the western most corner. This has been
unused for years and is actually impassable due to an unbridged stream.
For further details, please see information contained within the legal pack.

†Traditional auction
Exchange occurs at the end of the auction. This means that if the reserve is met or exceeded and the auction timer reaches zero, the successful bidder is legally obliged to pay the purchase price and the seller will be legally obliged to sell the property. To ensure that the successful bidder proceeds, the buyer is automatically charged a holding deposit, which is held in a secure client account, pursuant to the terms of a holding deposit agreement.
* Pricing Information
The Guide Price amount specified is an indication of each seller's minimum expectation. It is not necessarily the amount at which the property will sell. Each property will be offered subject to a Reserve (a figure below which the property will not be sold) which we expect will be set no more than 10% above the Guide Price amount.
