SITUATION
The land is situated on the outskirts of the small rural village of
Harrowbarrow in East Cornwall, close to the edge of the Tamar Valley
Area of Outstanding Natural Beauty (AONB). Harrowbarrow is served by a Post Office and shop, and the land is within easy reach of Calstock,
Callington, Gunnislake and Tavistock which offer a wide variety of
amenities including pubs, supermarkets and shops. The city of Plymouth lies approximately 15 miles to the southeast and this can also be accessed from Gunnislake via a direct rail link. The popular National Trust property of Cotehele House is just 2 miles away.
DESCRIPTION
A peaceful and diverse parcel of land extending to approximately 2.18
acres comprising areas of pasture, orchard and woodland with stream
frontage. Upon entering the land, pathways run on the periphery in either direction, leading towards the wooded area, or alternatively the orchard and pasture areas. Between the orchard and woodland zones, a cleared area offers potential for a new owner to create another distinct space, or perhaps extend the orchard further by planting more fruit trees. The land could serve a variety of purposes. It is currently used by the local villages of Harrowbarrow and Metherell as a Community Orchard.
It also offers potential for '28 day' camping and other recreational uses.
It is understood that the current tenant's lease expires on the 1st October 2022, although the community group would relish the chance to extend this, if an investor buyer would consider this. Equally, it offers a private buyer great scope, perhaps to serve as a weekend retreat, where one could relax and enjoy the abundance of wildlife. In addition, the land could be used for growing produce or to keep animals, having been home to some pigs in recent years.
PURCHASE OF OUTGOING TENANT'S FIXTURES
The successful auction bidder will have the option to purchase the fixtures of the the community orchard tenants should they wish to do so. These fixtures include all perimeter and internal fencing, as well as all of the planted fruit trees within the south-eastern part of the property. If this option is exercised, a sum of £2,800 shall be payable to the outgoing tenant 6 weeks after the auction. If not exercised, the tenants will, at their discretion be able to remove these fixtures during the period between the auction and Completion.

No mains services are connected, although it is believed they are available nearby. Purchasers must satisfy themselves on this.

†Traditional auction
Exchange occurs at the end of the auction. This means that if the reserve is met or exceeded and the auction timer reaches zero, the successful bidder is legally obliged to pay the purchase price and the seller will be legally obliged to sell the property. To ensure that the successful bidder proceeds, the buyer is automatically charged a holding deposit, which is held in a secure client account, pursuant to the terms of a holding deposit agreement.
* Pricing Information
The Guide Price amount specified is an indication of each seller's minimum expectation. It is not necessarily the amount at which the property will sell. Each property will be offered subject to a Reserve (a figure below which the property will not be sold) which we expect will be set no more than 10% above the Guide Price amount.
