The land and stables are situated within the desirable South Devon village of Stokeinteignhead. Set in the picturesque rolling Devon landscape with a strong village community that includes a sought after primary school, country inn, village hall, shop and historic church. STABLES & OUTBUILDINGS
A gated entrance directly off Stoke Road leads up into the main yard. On the left hand side is the first barn (barn one) which is off the end of the stables with a useful vehicle inspection pit and provides a wide range of storage options or livestock shelter. Stables one and two are of a similar size with stable 3 being the biggest of the three boxes. A tack room with a sink to one end provides dry and secure storage. A spacious feed store with sliding wooden door and a second store room is petitioned off and has internal open access from the feed store area providing further storage. Barns two and three are petitioned by a low level block wall which could easily be removed to make this a larger open space. Barn two currently has open access from the field side and a wooden partition that could easily be opened up to give access from the yard side and barn three has gated access from the yard.
THE LAND
A gate near the end of barn three leads into the land from the yard. The land slopes up and the views become even more far reaching the further you go up. At the top the land levels off with a large level section of the land where spectacular far reaching views over the surrounding countryside can be enjoyed. The boundaries of the land comprise of mainly mature hedging which would require fencing being put in to enhance securement of livestock.

DIRECTIONS
Leave the English Rivera on the A379 heading towards Shaldon. At Maidencombe, turn left signed Stokeinteighnhead onto Stoke Road. Follow this road through into Higher Gabwell, and before the "S" bend in the road the gate to the land and stables is on the right hand side.

BUYERS & ADMINISTRATION FEE - ONLINE AUCTION
The successful purchaser(s) will be liable to pay the sum of £5,000 inc VAT. From this a “buyer’s fee” of £2,400 (inc VAT) is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price.
An additional “administration” fee of £1,000+VAT will be payable by the successful purchaser immediately after the auction. This will be separately invoiced by Stags.
PROOF OF IDENTITY
Under the Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction. There will be a requirement for all bidders to register via the online sales site and complete the ID checks. There is no charge for registration.
