SITUATION
The land lies in a peaceful yet convenient position on the edge of St Columb within easy reach of a number of popular beaches. It is close to Newquay and Newquay Airport, and has good access on to the A39 and the A30. It provides an excellent base with easy access to many Cornish attractions.
DESCRIPTION
The land currently comprises a single 1.61 acres field on the banks of the River Menalhyl, with a small stone barn in the NW corner.
The land is very gently south facing and can be accessed by vehicles over a shared access from the north, and over the footpath, from Gluvian Bridge to the east.
The meadow is currently a haven for a range of wildlife. It offers potential to create a more managed area perhaps for 56 Day Camping or other recreational uses (that may or may not require planning consent), whilst continuing to maintain the rest of the land for wild flowers, insects, birds and other wildlife. The River provides an ideal area to relax beside or perhaps let children try to catch a fish.
The barn (measured approximately from the OS plan) measures 12' x 28'. It is an open fronted single storey barn in need of repair, but may in the future, offer some potential (STP), for a range of uses. The route of the nearby footpath actually runs at least 20m away from the barn at its closest point, enabling the barn to be quite private. There may also be potential (STP) to erect a stable or a field shelter.
SERVICES
There are no mains services currently connected, although the land is naturally watered. An overhead electricity line crosses the NW corner and Legal Rights are granted to bring mains water from the road under the vendor's retained land to the east.
FENCING
The purchaser will be responsible, within 4 months of Completion, for clearing and erecting a stock proof fence between Points A - B shown on the attached plan, together with blocking up the two gateways halfway along the eastern boundary of the meadow. WAYLEAVES, COVENANTS AND RIGHTS OF WAY
The land is sold subject to and with the benefit of any Wayleave Agreements, restrictive covenants or public or private rights of way. There are no restrictive covenants limiting the use of the property. The owner of the field to the west, shares vehicular access rights over the strip from the north shaded brown on the attached plan, this crosses a small part of this property in the NW corner. There is also a 6m wide right of access reserved, just inside the gate on the eastern boundary., linking the vendors' retained land. A footpath runs from the highway at Gluvian Bridge (170m to the east) along (and just within) the northern boundary.
TENURE & COMPLETION
The property is sold freehold with vacant possession on completion 6 weeks after the auction, or earlier by agreement. Please note there is an area of unregistered land to the east of the barn and to the west of the gate, that the Vendors have always believed they have owned, and that they have occupied for well in excess of 12 years, but which is not shown within their registered title. OVERAGE PROVISION
The Purchaser shall pay the Vendor and their successors 25% of any uplift in value, triggered by obtaining planning permission for any dwellings on the property within 21 years from Completion.

BUYERS & ADMINISTRATION FEE
The successful purchaser(s) will be liable to pay the sum of £5,000. From this a "buyer's fee" of £2,400 (Inc. VAT) is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price/deposit.
An additional "administration" fee of £600 including VAT will be payable by the successful purchaser immediately after the auction. This will be separately invoiced by Stags. The purchaser shall also reimburse the vendor the cost of the searches carried out.
